What Other Business your are involved in?

We are also in the Business of selling LVP flooring, Own few residential and commericial properties, take contract work for HVAC, Roofing and Pest control. We also have few Constuction Projects in Progress

How do you help Local and Outstate Investors?

We have good local housing market knowledge. We help Investors to identify good investment properties, work with them during Pre-Contract phase (Touring, estimate of value etc.) and can perform due diligence activities during post-contract period. Get Involved during closing and transition. If required we can take over the Property management

How do you market and attract tenants?

We have premium accounts with Zillow, Apartments & Rentcafe. Rentcafe syndicates with 50+ sites for great exposure.

We have dedicated resources for Listing, Prospect reachout, Prospect review , background and employment verification to ensure we do the homework before we finalize the tenant

What is your system of records? How does Owner & tenant get access to information

Yardi Breeze is our system of records for Leasing/Maintenance/Payable/Receivable and Reporting data. Owner & tenant has access to portal 24/7.

We use Fresh Desk and Fresh Chat for CRM. We also use other tools like Company Cam for field data and pictures and reporting for Move-in and Move-out.

We work with Rhino and Guarantors for Rental and Damage Insurance .

What is your fee structure for property management

services?

We have a transparent fee structure.

  • Leasing 1/2 Month Lease fee. $0 fee for lease renewal

  • 5% monthly property management fee for class A properties($100 minimum and $150 maximum fee applies)

  • $0 fee for Home Appliance Insurance coordination

  • $38/hr for Maintenance work if performed by in-house crew.

  • Material and third party fee at Actuals

  • Pest Control $19/month , treated every quarter (optional)

How do you handle maintenance requests?

Tenants can email us at [email protected] Call us at 513-822-4345 or 513-999-5666 to report any maintenance issues. They can also fillout Maintenance request form from https://bluevistarealty.net

CRM/Yardi ticket would be created . Maintenance team would handle the issues till the issue is resolved

Owners will get direct access to Management for any escalation or discussion

What happens in case of lease violations or eviction?

We are experience in Eviction process and handle several eviction cases each month for Low-Rent or Subsidized properties (Sec8). We would attempt to collect rent by followups and notices. We have a standard review & delinquency followup process. We work with Eviction & Real estate Attorney for filing eviction. However we do not expect many eviction in Class A property due to credit reporting.

What criteria do you use for tenant screening?

**No Rental or Bad County records in the Last 4 Years

**No Criminal Record

**Income at least 3 times the rent

**Steady Employment Income

**Pet as per Owner policy
